One of the largest master-planned communities in the U.S., Summerlin
has won numerous awards and is considered a premier place to live in
Las Vegas. Located in the northwest, this self-contained
community is an easy commute to downtown and the strip via the
Summerlin Parkway and soon to be completed Beltway. Summerlin is
comprised of many different "villages" in all price ranges
starting in the low $100’s all the way up to the $3 million.
The community has shopping malls, offices, medical buildings, a
hospital and both public and private schools. There are numerous
parks, golf courses, walking trails and community pools as well.
Under construction and due in late 1999 is the fabulous "Resort
At Summerlin" Hotel/Spa/Casino which will surely add to the
glamour and prestige of this fabulous community. Summerlin has SID
fees, which average $600 to $1,200 per year for most residents.
Sun
City/Summerlin:
Located in Summerlin, Del Webb’s "over 55" community is
an extremely active community of approximately 2,500 homes with 2
beautiful golf courses. There are multiple community and
recreational facilities including indoor and outdoor heated pools
and fitness centers. With adjacent shopping and Summerlin Hospital
only 5 minutes away, this Sun City is an easy environment to fall in
love with. The community has both villas and detached homes priced
from the low $100’s to the high $400’s. Incredible views
of golf, mountains and the city. There are NO SID fees in Sun City.
Queensridge:
Adjacent to Summerlin, Queensridge is a guard-gated
community with a spectacularly grand entrance. Whenever I visit
Queensridge, I feel as though I’m in Europe and certainly very far
away from the reality of Las Vegas. I think people who choose
to live in Queensridge feel exactly as I do. This lovely
illusion has only detached homes which start in the low 300’s and
progress to the mid 500’s. Residents have access to a golf
course, tennis courts and a community center with health and beauty
spa. There are association fees, which average $1400 annually.
The
Lakes:
Another
master-planned community, The Lakes is located in the southwest off
Sahara and Durango. The Lakes has a wide range of housing
possibilities, which include apartments, condos, villas and detached
homes. Prices range from the low $100’s up to $2 million and
most homes are resales. There are both guard-gated and
non-gated tracts within the development plus a stunning man-made
lake and extensive greenbelts throughout. Great shopping,
library and schools are available just outside the community on and
around Sahara. There are NO SID fees.
Peccole
Ranch:
Just
outside Summerlin and west of The Lakes, Peccole Ranch is a
wonderful community of homes and condos with 12 communities, 5 of
which are gated. All residents of Peccole Ranch have access
to extensive greenbelts and miles of walking trails, which are
outfitted with "Parcours" work-out stations. If you
enjoy the outdoors for walking, jogging and cycling, Peccole Ranch
is hard to beat. Homes priced from the low $100’s to the mid
$300’s. There are NO SID fees but there is an association
fee, which averages $600 yearly.
Painted
Desert:
On the northwest edge of town, this guard-gated community is a great
value for golf enthusiasts and those who simply love the views of a
golf course and gorgeous mountains. The golf course here is
designed to buffer the homes from the outside world and actually
surrounds the community. Prices range from the $100’s to the
mid $300’s.
Del
Webb Corporation has recently opened an incredible new community in
Green Valley called "Anthem". The community consists
of three distinct developments which include a new SUN CITY/Anthem
and an exquisite Golf/Country Club community. Home prices
start in the low 100’s and top out in the mid $500’s plus there
are custom home lots available on the golf course. Situated in
the Southeast, Anthem is nestled in the mountains with fabulous
views of The Strip and is about a 15-minute drive to McCarren
Airport.
Custom
Homes:
They sound expensive
but they are usually priced from the high $200’s to the mid
$400’s situated on ¼ and ½ acre parcels with heated pools and
spas plus other amenities. I have access to numerous custom
homes available in the northwest to show you. It can take extra time
and effort to find the perfect custom home but I don’t mind if you
don’t. Usually, there are NO SID fees or association fees.
New
Construction Homes:
Las Vegas is possibly the most active city in the U.S. in terms
of new construction. It may be difficult to believe but there
are approximately 1,800 Model Homes available for viewing in Las
Vegas everyday. We have the entire inventory of Models
available to us on computer and both Michael Albert and myself
invest thousands of hours annually pre-viewing the various
properties. Between us, we are usually able to save you a
great deal of time by showing you those communities best suited to
your criteria.
